Before and After Pictures and a Note about Liens

Good morning,

Here are the before and after pictures of the updated Variable Frequency Drives. The two 10 HP pumps now take turns being the lead pump (swapping every 24 hours), and this will help to evenly distribute wear and tear to help them last longer. 





With that project completed and the irrigation system up and running for 2026, the Board will now be turning their attention to the dozen or so neighbors that have yet to pay their 2026 annual assessments. Assessments are due January 30 of each year. There is a late fee grace period through March 31 of each year. Those deadlines have passed. The Board will now begin the process to assess liens against properties that remain unpaid. If you have yet to settle up, please contact the Board for a late fee calculation. Thank you.

Neighbors discovered, in the early morning light, that there was a flood in the area of Catkin Street. Pumps were turned off so the location of the leak could be determined and repairs can be made. We will update the Blog when the pumps are back on. Thank you and stay safe Fruita.  Update 5/5/26: we tried to pressure up the main lines this evening, and it failed, so we will make additional repairs and try again tomorrow. Sorry friends.  Update: 5/7/2026: we tried again to pressure up the main lines a moment ago, and it failed again. We are making additional repairs to test the pressure again tomorrow. We want to have the pumps up by this weekend. Sorry, again, friends.  Update 5/9/2026: the line has been fixed again. We are allowing the glue to cure and will pressure test Monday morning. Happy Autumn! - 2025

Some of you have been asking about personal sprinkler system blow-outs (winterization). We are happy to share the landscaping contractor's information with you. Schedule now.  Also a few other Autumn things to take into consideration: Boats, trailers, campers, ATVs cannot be parked in your driveway. According to the covenants they must be in a garage or behind a six-foot fence at all times. Years ago the Board waived this covenant from Memorial Day to Labor Day. It is now time to remove your toys, park them in the garage or get them behind the fence. If the Board finds that neighbors do not comply, the summertime waiver will be removed. Speaking of trailers, per the City of Fruita there is an ordinance against parking trailers on City streets for more than a twelve (12) hour loading/unloading period. Water in the 440 Lateral 4/11/2026

Thank you to everyone that helped with the lateral clean-up this morning! Water is running, but it is very dirty, as you can see in the picture. We will begin pressure testing the system the week of April 20. Please close your Main Valve now, and we will update you when it is safe to begin irrigating. Watering schedules are available on the website. A word of warning: water levels are very low in the river. This may be a rough year if we don't get some much needed precipitation.
