Sidewalk Project July 30, 2025 Updated August 1, 2025

Today kicks off the sidewalk replacement project by the City of Fruita. Please avoid the areas during construction and cement curing. Thanks go out to the City for making this needed repair happen!

The crumbled and failing sections should be demolished and removed Wednesday and pouring will occur Thursday and Friday. The pumps will be off all day Thursday and most likely Friday morning to keep water off of the new sidewalks and out of the gutters. If work is not completed this week, the pumps may be off for a short time next Monday as well. 

The pumps will be on all day Saturday and Sunday so supplemental watering can occur from 12:00 noon to 6:00 pm. This is an excellent time to check your timers against the watering schedule: there are numerous properties watering outside of the schedule and it has not gone unnoticed.

 Update August 1, 2025:

An unexpected heavy rain came through the area yesterday and cement could not be poured Friday (08/01). Pumps will be on this evening through late Sunday night and will then be turned off Monday and Tuesday so the project can be completed. Sorry for the inconvenience.

For those of you that followed directions, THANK YOU!  We have completed the pressure test and common area checks. All leaks have been located and isolated for repair. We are now comfortable letting the system run unattended. Should you discover a leak, please attempt to isolate with your Main Valve. If the Main Valve has failed or the break cannot be isolated, please do call 970-639-4061. Once we get all of the sprinklers located along the back trail we will bring in a contractor to lay down additional gravel on the trail now that we are confident it will no longer be washed away. Do stick to the schedule. We have 183 residences with equal time allotments and enough water and pressure to accommodate everyone if everyone follows the watering schedule. Happy Autumn! - 2025

Some of you have been asking about personal sprinkler system blow-outs (winterization). We are happy to share the landscaping contractor's information with you. Schedule now.  Also a few other Autumn things to take into consideration: Boats, trailers, campers, ATVs cannot be parked in your driveway. According to the covenants they must be in a garage or behind a six-foot fence at all times. Years ago the Board waived this covenant from Memorial Day to Labor Day. It is now time to remove your toys, park them in the garage or get them behind the fence. If the Board finds that neighbors do not comply, the summertime waiver will be removed. Speaking of trailers, per the City of Fruita there is an ordinance against parking trailers on City streets for more than a twelve (12) hour loading/unloading period. Saturday April 19, 2025 - Pumps are Off

Good morning! We had to shut down the pumps. A neighbor had a break that cannot be isolated. This is perfectly normal this time of year as neighbors discover breaks that occurred over the winter. The repair will be made and we will pressure test the system again. Please leave your Main Valve closed. Thank you!
