Sheep and Water Update 7/19/2025

The sheep have been doing an outstanding job! Below is a picture to illustrate the line between where they have been working and where they cannot reach beyond a fence (though they would really like to!). They will be moving to the next section of ditch soon to continue the effort.




The weather is quite warm and this causes the irrigation water to get choked with algae. We have had low water the past couple of days because it is difficult to keep the grates and the bright pink water wheel on 19 Road clear of debris. We will be keeping an eye on the situation and will make some adjustments to the water wheel to help mitigate the issue. Due to some neighbors missing some water times, we will leave the pumps running this Saturday and Sunday from 12:00 noon to 6:00 so that extra watering can be accomplished to catch up on moisture... please keep extra waterings to these times and continue to observe the watering schedule (with 183 residences we all have to take turns accessing the water supply that we have available).

For those of you that followed directions, THANK YOU!  We have completed the pressure test and common area checks. All leaks have been located and isolated for repair. We are now comfortable letting the system run unattended. Should you discover a leak, please attempt to isolate with your Main Valve. If the Main Valve has failed or the break cannot be isolated, please do call 970-639-4061. Once we get all of the sprinklers located along the back trail we will bring in a contractor to lay down additional gravel on the trail now that we are confident it will no longer be washed away. Do stick to the schedule. We have 183 residences with equal time allotments and enough water and pressure to accommodate everyone if everyone follows the watering schedule. Happy Autumn! - 2025

Some of you have been asking about personal sprinkler system blow-outs (winterization). We are happy to share the landscaping contractor's information with you. Schedule now.  Also a few other Autumn things to take into consideration: Boats, trailers, campers, ATVs cannot be parked in your driveway. According to the covenants they must be in a garage or behind a six-foot fence at all times. Years ago the Board waived this covenant from Memorial Day to Labor Day. It is now time to remove your toys, park them in the garage or get them behind the fence. If the Board finds that neighbors do not comply, the summertime waiver will be removed. Speaking of trailers, per the City of Fruita there is an ordinance against parking trailers on City streets for more than a twelve (12) hour loading/unloading period. Saturday April 19, 2025 - Pumps are Off

Good morning! We had to shut down the pumps. A neighbor had a break that cannot be isolated. This is perfectly normal this time of year as neighbors discover breaks that occurred over the winter. The repair will be made and we will pressure test the system again. Please leave your Main Valve closed. Thank you!
