Important Upcoming Events for Cotton Woods Subdivision - 2025

The water is not running in the main canals yet, but it will be here soon. Please use this beautiful weekend as an opportunity to close your Main Valve and make ready for the upcoming irrigation season. If you have a Main Valve that needs to be repaired, now is the time to do that. Every year there are a handful that have broken over the winter, and we understand that this is unavoidable, so please do reach out to the Board if you have an emergency! 970-639-4061


   

The late fee waiver period for the 2025 Annual Assessments is nearly over. If payments are not post-marked by the last day of the month (Monday, March 31) then make sure to include your $40 late fee ($20 for February and $20 for March) with your payment. There are currently nine unpaid properties.

For the eight properties with current liens, the Board asks that you reach out to negotiate a payoff. There are civil remedies available to the Board to satisfy these liens, and the Board is motivated to get these cleared up without legal action against our neighbors, though the Board is prepared to do so if necessary. We look forward to hearing from you.

This irrigation season we are welcoming a new landscaping company. They have been on-site a few times already but will begin regular maintenance this upcoming week. We will keep you informed of when the water becomes available, when we are ready to test the system, and when we get the system up and running for the year. There will most likely be a ditch clean-up day on the Compton Lateral of the ML440 this upcoming weekend of April 5th; if you would like to volunteer to help, we would love to have you, and this would be an excellent opportunity to learn the complexities of the system from the experts themselves.

For those of you that followed directions, THANK YOU!  We have completed the pressure test and common area checks. All leaks have been located and isolated for repair. We are now comfortable letting the system run unattended. Should you discover a leak, please attempt to isolate with your Main Valve. If the Main Valve has failed or the break cannot be isolated, please do call 970-639-4061. Once we get all of the sprinklers located along the back trail we will bring in a contractor to lay down additional gravel on the trail now that we are confident it will no longer be washed away. Do stick to the schedule. We have 183 residences with equal time allotments and enough water and pressure to accommodate everyone if everyone follows the watering schedule. Happy Autumn! - 2025

Some of you have been asking about personal sprinkler system blow-outs (winterization). We are happy to share the landscaping contractor's information with you. Schedule now.  Also a few other Autumn things to take into consideration: Boats, trailers, campers, ATVs cannot be parked in your driveway. According to the covenants they must be in a garage or behind a six-foot fence at all times. Years ago the Board waived this covenant from Memorial Day to Labor Day. It is now time to remove your toys, park them in the garage or get them behind the fence. If the Board finds that neighbors do not comply, the summertime waiver will be removed. Speaking of trailers, per the City of Fruita there is an ordinance against parking trailers on City streets for more than a twelve (12) hour loading/unloading period. Saturday April 19, 2025 - Pumps are Off

Good morning! We had to shut down the pumps. A neighbor had a break that cannot be isolated. This is perfectly normal this time of year as neighbors discover breaks that occurred over the winter. The repair will be made and we will pressure test the system again. Please leave your Main Valve closed. Thank you!
