Collaborative Clean Up of Compton Drainage Ditch - Ten Years in the Making 8/20/2024

Hello neighbors! We have exciting news!!

After ten years of your Board working with numerous governmental, quasi-governmental, and private organizations, we are excited to announce that the first phase of the Compton Drainage Ditch clean-up will be beginning shortly.  



The first phase will entail a private contractor entering the common areas of the Cotton Woods subdivision and Red Rocks subdivision to remove vegetation, including trees and shrubs, growing along the banks of the overflowing Compton Drainage Ditch.

We will have an update on dates and times in the near future. You will be asked during this clean-up effort to avoid the area and have children find alternative routes to and from school if they travel through this area. This is a safety measure for the contractors and our neighbors. Barriers should go up prior to construction.

Thank you for your patience as your Board was able to work out the details of this massive undertaking and thank you to our partners on this project for making this happen.

For those of you that followed directions, THANK YOU!  We have completed the pressure test and common area checks. All leaks have been located and isolated for repair. We are now comfortable letting the system run unattended. Should you discover a leak, please attempt to isolate with your Main Valve. If the Main Valve has failed or the break cannot be isolated, please do call 970-639-4061. Once we get all of the sprinklers located along the back trail we will bring in a contractor to lay down additional gravel on the trail now that we are confident it will no longer be washed away. Do stick to the schedule. We have 183 residences with equal time allotments and enough water and pressure to accommodate everyone if everyone follows the watering schedule. Happy Autumn! - 2025

Some of you have been asking about personal sprinkler system blow-outs (winterization). We are happy to share the landscaping contractor's information with you. Schedule now.  Also a few other Autumn things to take into consideration: Boats, trailers, campers, ATVs cannot be parked in your driveway. According to the covenants they must be in a garage or behind a six-foot fence at all times. Years ago the Board waived this covenant from Memorial Day to Labor Day. It is now time to remove your toys, park them in the garage or get them behind the fence. If the Board finds that neighbors do not comply, the summertime waiver will be removed. Speaking of trailers, per the City of Fruita there is an ordinance against parking trailers on City streets for more than a twelve (12) hour loading/unloading period. Saturday April 19, 2025 - Pumps are Off

Good morning! We had to shut down the pumps. A neighbor had a break that cannot be isolated. This is perfectly normal this time of year as neighbors discover breaks that occurred over the winter. The repair will be made and we will pressure test the system again. Please leave your Main Valve closed. Thank you!
