Gearing Up for Spring 2024

The ditch water has been turned down the lateral, thank you to those that participated in the clean day. We will begin the process to get the pumps up and running soon. The morning temperatures are still freezing, and we anticipate damage from the fiber going in last fall and over the winter, so bear with us as we make those repairs.

To prepare for the irrigation season, please take this time to close your main valve. The Board will update the Announcement Blog when you can begin irrigating on your scheduled times and dates.

The annual letter will go out soon. We unexpectedly had to change bookkeeping services at the end of the last fiscal year and are waiting on the Profit and Loss Report for 2023 to be finished so we do not have to spend additional funds on a second mailing.

For those of you that followed directions, THANK YOU!  We have completed the pressure test and common area checks. All leaks have been located and isolated for repair. We are now comfortable letting the system run unattended. Should you discover a leak, please attempt to isolate with your Main Valve. If the Main Valve has failed or the break cannot be isolated, please do call 970-639-4061. Once we get all of the sprinklers located along the back trail we will bring in a contractor to lay down additional gravel on the trail now that we are confident it will no longer be washed away. Do stick to the schedule. We have 183 residences with equal time allotments and enough water and pressure to accommodate everyone if everyone follows the watering schedule. Happy Autumn! - 2025

Some of you have been asking about personal sprinkler system blow-outs (winterization). We are happy to share the landscaping contractor's information with you. Schedule now.  Also a few other Autumn things to take into consideration: Boats, trailers, campers, ATVs cannot be parked in your driveway. According to the covenants they must be in a garage or behind a six-foot fence at all times. Years ago the Board waived this covenant from Memorial Day to Labor Day. It is now time to remove your toys, park them in the garage or get them behind the fence. If the Board finds that neighbors do not comply, the summertime waiver will be removed. Speaking of trailers, per the City of Fruita there is an ordinance against parking trailers on City streets for more than a twelve (12) hour loading/unloading period. Saturday April 19, 2025 - Pumps are Off

Good morning! We had to shut down the pumps. A neighbor had a break that cannot be isolated. This is perfectly normal this time of year as neighbors discover breaks that occurred over the winter. The repair will be made and we will pressure test the system again. Please leave your Main Valve closed. Thank you!
