2023 ML 440 Opened Saturday 4/15



Yesterday the Grand Valley Irrigation Company (GVIC) ditch rider opened the ML 440 Headgate. As you can see, the water is very muddy. It may be a few weeks before it is usable. We have diverted the water from our holding tank to avoid filling it with the silt load carrier by the dirty irrigation water.


Due to the fact that the water is so muddy, it is being dumped by several users on our lateral into the Compton Drainage Ditch to protect private irrigation systems. This is causing flooding in our subdivision in the northern common areas along the drainage ditch.


Please use caution in these areas and take care to have children not play in or walk through these areas. We will continue to reach out to the Grand Valley Drainage District (GVDD) to alleviate the flooding caused by irrigation runoff from our neighbors along the ML 440. For those of you that followed directions, THANK YOU!  We have completed the pressure test and common area checks. All leaks have been located and isolated for repair. We are now comfortable letting the system run unattended. Should you discover a leak, please attempt to isolate with your Main Valve. If the Main Valve has failed or the break cannot be isolated, please do call 970-639-4061. Once we get all of the sprinklers located along the back trail we will bring in a contractor to lay down additional gravel on the trail now that we are confident it will no longer be washed away. Do stick to the schedule. We have 183 residences with equal time allotments and enough water and pressure to accommodate everyone if everyone follows the watering schedule. Happy Autumn! - 2025

Some of you have been asking about personal sprinkler system blow-outs (winterization). We are happy to share the landscaping contractor's information with you. Schedule now.  Also a few other Autumn things to take into consideration: Boats, trailers, campers, ATVs cannot be parked in your driveway. According to the covenants they must be in a garage or behind a six-foot fence at all times. Years ago the Board waived this covenant from Memorial Day to Labor Day. It is now time to remove your toys, park them in the garage or get them behind the fence. If the Board finds that neighbors do not comply, the summertime waiver will be removed. Speaking of trailers, per the City of Fruita there is an ordinance against parking trailers on City streets for more than a twelve (12) hour loading/unloading period. Saturday April 19, 2025 - Pumps are Off

Good morning! We had to shut down the pumps. A neighbor had a break that cannot be isolated. This is perfectly normal this time of year as neighbors discover breaks that occurred over the winter. The repair will be made and we will pressure test the system again. Please leave your Main Valve closed. Thank you!
