Check your water schedule

 


A neighbor called this morning, concerned about water pressure and was concerned there may be a break in the line. There was not a break, but we were disappointed to find that SEVERAL neighbors were watering outside of the water schedule on the wrong day or during the wrong time.

Neighbors, we know it's been hot, but there are 183 residences, and we can't all water at the same time. There is a schedule in place to make sure everyone has 90 minutes of watering time three times a week. There is a watering schedule on the website HERE which will give you the option to water in the morning or the evening during your scheduled days and time. 

If this becomes a consistent problem the Board may have to start assessing fines, because this could damage the pumps, which are expensive. Non-functioning pumps also mean no water for anyone for an extended period of time while the new equipment is ordered, shipped and installed. So, if you would, please take a minute this weekend to check your timer against the schedule and make any necessary adjustments. Thank you

For those of you that followed directions, THANK YOU!  We have completed the pressure test and common area checks. All leaks have been located and isolated for repair. We are now comfortable letting the system run unattended. Should you discover a leak, please attempt to isolate with your Main Valve. If the Main Valve has failed or the break cannot be isolated, please do call 970-639-4061. Once we get all of the sprinklers located along the back trail we will bring in a contractor to lay down additional gravel on the trail now that we are confident it will no longer be washed away. Do stick to the schedule. We have 183 residences with equal time allotments and enough water and pressure to accommodate everyone if everyone follows the watering schedule. Happy Autumn! - 2025

Some of you have been asking about personal sprinkler system blow-outs (winterization). We are happy to share the landscaping contractor's information with you. Schedule now.  Also a few other Autumn things to take into consideration: Boats, trailers, campers, ATVs cannot be parked in your driveway. According to the covenants they must be in a garage or behind a six-foot fence at all times. Years ago the Board waived this covenant from Memorial Day to Labor Day. It is now time to remove your toys, park them in the garage or get them behind the fence. If the Board finds that neighbors do not comply, the summertime waiver will be removed. Speaking of trailers, per the City of Fruita there is an ordinance against parking trailers on City streets for more than a twelve (12) hour loading/unloading period. Saturday April 19, 2025 - Pumps are Off

Good morning! We had to shut down the pumps. A neighbor had a break that cannot be isolated. This is perfectly normal this time of year as neighbors discover breaks that occurred over the winter. The repair will be made and we will pressure test the system again. Please leave your Main Valve closed. Thank you!
