Low Water levels 06/26/2025 - this is normal for this time of year UPDATED

Hello everyone! Our neighboring farmers have cut their alfalfa and are now flooding their fields, which means we are not receiving as much water to our irrigation holding tank. We have a float system in our irrigation holding tank that will shut the pumps down before they run out of water, keeping us from burning the pumps up. We will keep an eye on the situation, but the water levels should improve in a few days. This is a normal occurrence and happens a few times every year. UPDATE 1245 06/28/2025: The main canal is down about a foot. We have a call in to the ditch rider to find out why. If you have missed waterings we will leave the pumps on from noon to six this Saturday and Sunday so you can get some water on your landscaping. This will mean no repairs can be made in the middle of the day this weekend. We hope the water levels will come back up soon and we won't have to run the pumps for extra hours during the heat of the day. Thank you for being kind as we all suffer through ...

Please avoid the area: Park Street and North Park Court

Hello neighbors! Please avoid the area if possible. See picture below:  We were alerted to a problem at the corner of Park Street and North Park Court. The City of Fruita has coned and taped off the area for tonight and crews will be out tomorrow (Friday June 20, 2025) to assess the situation. We will have further details for you here as soon as possible! Stay safe!

Pumps off for repair 6/19/2025 @ approximately 0930 hours

Hello neighbors! This morning a sub-contractor damaged a pipe, causing a large leak that could not be isolated. The pumps are off. The repair has been made and the glue is curing. The pumps will be turned back on tomorrow bright and early. We apologize for the hiccup.  As an aside, we would like to remind neighbors, owners and renters (because we are all neighbors here), that unkind words are never appropriate, even in times of exigency and inconvenience. Details of mishaps will be forgotten over time, but recollections of unkindness are not as quick to fade. Be good to one another. Update 6/20: pumps are back on.

Hello neighbors! Your Board hopes June finds you well. 2025 brings lots of updates! The Compton Drainage Ditch repair has been completed. To keep up with weed management, your Board is in talks with a local company that utilizes sheep and goats to nibble the weeds down. This service offers a low impact cleanup and also destroys weed seeds as they travel through the flock to create natural fertilizer for desired landscaping. If you have any questions or concerns, please email those to cottonwoodstreas@gmail.com so they can be discussed with the sheepherder. We have a new landscaping company. Representatives of the Cotton Woods HOA and the Cottonwoods III Townhomes (sub-association) Board will be taking a walkthrough of the subdivision with the landscaper to address any areas of concern.
