Important Upcoming Events for Cotton Woods Subdivision - 2025

The water is not running in the main canals yet, but it will be here soon. Please use this beautiful weekend as an opportunity to close your Main Valve and make ready for the upcoming irrigation season. If you have a Main Valve that needs to be repaired, now is the time to do that. Every year there are a handful that have broken over the winter, and we understand that this is unavoidable, so please do reach out to the Board if you have an emergency! 970-639-4061     The late fee waiver period for the 2025 Annual Assessments is nearly over. If payments are not post-marked by the last day of the month (Monday, March 31) then make sure to include your $40 late fee ($20 for February and $20 for March) with your payment. There are currently nine unpaid properties. For the eight properties with current liens, the Board asks that you reach out to negotiate a payoff. There are civil remedies available to the Board to satisfy these liens, and the Board is motivated to get these cleared...

Compton Drainage Cleanup Project Complete

The majority of the Compton Drainage Cleanup project is complete. There are some fine details to be attended to once the irrigation water comes back on, and the Cotton Woods Board is looking into some upgrades in the area. We would like to thank our partners in this project, our membership for their patience, and our neighbors to the north for their continued support in collaborating with us to keep the drain clear and running freely. The Mesa County Stormwater Management Department is currently updating the Mesa County Stormwater Management Manual. There will be opportunities for public participation. There will be a presentation by representatives of the Mesa County Stormwater Managment Department at the April 1, 2025 City Council regular meeting, which will be held at 7:00 pm at the Fruita Civic Center. We hope to see you there. 

2025 Annual Assessment Reminder postcard

  The 2025 Annual Assessment reminder cards have gone out. Please take care to observe that there are two boxes: one thanking you for your payment if it has been received and one reminding you to send in your payment ASAP, as the grace period ends soon and late fees will begin to accrue.  Have a wonderful weekend!
