Planned Outage for part of Monday and part of Tuesday 6/26-6/27/2023.. updated 6/27/2023

The irrigation holding tank is quite full of mud (this has been a terribly muddy year, but it seems to be clearing up), and so we have called for a Jetter/Vac truck to come out and help us with that. The pumps will be off part of next Monday and Tuesday to give us time to block off water and drain the pond before the truck arrives. Once the irrigation holding tank has been cleaned and the pond is refilled with water, we will get the pumps back on. We'll share some pictures of the process so you can see for yourself why we feel it is important to do these mid-year cleanings on these especially high silt load years. Update 06/27/2023: A lot of work goes into the irrigation system, even in the best conditions. This year the mud has been ridiculous. The tank was cleaned in April, and three months later it was full of mud again. It took the jetter/vac truck over 4.5 hours to get the pond cleaned out, and they will more than likely have to come at least one more time this year. After the...

The fiber is coming in on the west side of the subdivision. The pumps were off today (Wednesday) and were not scheduled to come on until midnight tonight, so we have no way of knowing if any of the sprinkler lines have been hit, though we suspect they may have been, see below. In an abundance of caution, unless anyone would like to volunteer to walk around after midnight checking for leaks, we will be turning the pumps off until we can turn them on during daylight hours and isolate any problem areas. Sorry, the heat makes this not the best timing, but we had literally no say in the matter. Not that we're complaining about faster internet in the near future. Also, since you're here. The Board would like to ask neighbors to be considerate of one another and the contractors that come into the subdivision to make upgrades/repairs and to keep this neighborhood looking nice. Diagnosing Loss of Pressure on Pumps 06/09/2023 ... UPDATE 06/17/2023

Good morning. This morning we are finding the pumps are only pushing out 35 psi, which indicates there may be a break in the line somewhere in the subdivision. If you have a break, or witness an area that looks like a small lake, please contact the HOA. When the issue has been identified, we will update you here. This year has been terrible for silt in the irrigation water. If your sprinklers haven't been working as well as past years, you can check the filters. As for our holding tank, it's pretty full so we have put in a call to the jetter-vac truck to come pay us a visit. We may have to shut down the pumps for a day to get this done, but we'll keep you posted. UPDATE 06/17/2023: We were unable to find a leak and have discovered our 10 HP Pump (which is the slave to supplement pressure when the 7.5 HP is being taxed) is non-responsive and is going into sleep mode. We will have to have it pulled to have a professional take a look at it. It may need to be replaced. Until th...
